Investing in Collingswood New Jersey NJ area

Does anyone live and/or invest in Collingswood NJ? I live in Northern NJ and came across some nice multifamily units there. The town looks really quaint with charm, vibrant restaurant scene and farmers market and the PATCO is there to Philadelphia. However, the home values are really low, median $250k which is low for NJ and the vacancy rate is around 14%, which is really high.  Thoughts?

Collingswood is a very trendy area that seems to be a fairly solid rental area here in south Jersey. @Lauren C. just bought there maybe she can provide a more informed opinion
