It drives me bonkers how we have specialty certification for relocation agent's, luxury, water front, condo, 1st time home buyer etc etc etc but for some bizarre reason when it comes to Investment real estate brokers like to say to new agent's "oh, that's a great place to start to get some business" lol.     

Not everyone has the ability to be re-trained.

My first year was filled with attending classes (I'm with Keller Williams, and they provide awesome free training to their agents), talking to people (in grocery stores, family, online chat rooms, etc), and listening to Bigger Pockets podcasts as I drove (alone) or walked my dog.Literally in year 3, I started getting repeat clients. 

I have gone through the ProjectRE course and truthfully it was one of the greatest hands on trainings someone wanting to invest in real estate could get.

Be well capitalized, get proper training (not youtube training) and follow the rules. 

However, it needs a good $100-150k in repairs/updates, which may be significantly higher due to specialty construction.Since the grandparents passed away, the children are thinking about selling. 

So I am not sure if the training has changed/adapted as a lot has changed in the space. 

Property Managers that are a member of NARPM receive extensive training and guidance.
