The mobile home park is doomed, and you can't remove trees or plants because it is in a sensitive ecological riparian area.

If you find a flat lot, that is great, but make sure you do not have any wetlands, or a creek, or any other sensitive areas on the lot that could hinder your obtaining a building permit.

@Tony Velez, Good way to follow up.. try to source the area and ask tenant in #2 to try and limit smoking times and areas if possible that's causing the problems,, people with asthma and allergies are more sensitive and could get a doctors note saying they can no longer live in unit due to second hand smoke and you'd be hard pressed to hold them to their lease if you can't solve the issue.

If the remodel is sensitive to the flow of the house, and the floorplan makes sense, I would add a master bath.

This type of housing is very price sensitive and a $25 dollar increase might push people out.
