I would rework the ad and have agent take professional pictures.

As to your question,  I imagine I could always do a 1031 exchange in 2 years or pull from other investments if I can make RE work for me.

However, at this time I will use this forum & read as much about marketing as I can.I may or may not test this letter depending on other's input, and will rework the letter to use as a test too.I will do some research on the headline and features vs benefits and see what I can come up with.
