I love their reports which make it easy to send to lenders when I'm looking for portfolio and DSCR financing. 

No (institutional) lender will finance 100% of your purchase price as a purchase, all lenders want "skin in the game".

The best scenario for the buyer buying subject to is to have enough money and good enough credit to qualify for a new loan at current rates should the due on sale clause be invoked by the lender  

Building an ADU is a nice way to add value but you won't get that funded by a lender. 

A couple questions:1) Has anyone worked with local lenders like a local bank or credit union?

While it may not offer as much diversification, at least with a syndication, you can review the specific merits of that particular deal.Also, the fund operator typically has different motivations than the syndicator.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Look for your states offer to purchase contract online or contact a realtor to get a blank copy. review the agreement to be sure assignment is not expressly excluded. if there is nothing excluding assignment from the contract then writing the words "/And or Assigns" after the name or company's name on the buyer's line should be sufficient.Good luck!
