I’m back now and looking for some guidance on an idea that caught my attention.An old high school friend of mine has been buying older houses, either renovating or tearing them down and rebuilding, depending on their condition.

The cash you have on hand in liquid reserves allows you to focus on properties that "Are Not" turn key and could use a little TLC or renovation.

I originally priced based on comps of renovated small multifamily properties in my area (there wasn’t a lot at the time).

Find a local realtor that will sell the property when renovations are completed.

Focus on the big moves: security, renovations, and cutting dead weight. 

I knew nothing about renovations, home ownership, or property management, but I had a vision, determination, and a mentor in my dad.

Complete two heating system renovations moving from me paying for the heat to tenants paying their own heat.

Will not yet be ready for window treatments as the renovation is still ongoing, and getting closer to time when itemized list of damages are to be furnished.
