He kinda loses me with overly optimistic equity returns (claiming 12%/yr averages whereas after inflation it may be closer to 6-7%) and can be religiously in the wee hours. 

My wife and Im for religious reasons, have times where we are simply unaccessible with technology.

I would love a 4-plex, however if the numbers work, I will be open to something smaller.I study everything RE related religiously, whether podcasts, books and much more.

Most of my reasons for doing so are religious (my studies will be completed with devout Catholic universities and the degrees will be in Theology).

For your practical/boring but basic advice; secure W2 employment once graduating from college, build your credit, save religiously, limit unnecessary debt, etc.
