Assigning a contract with an owner finance element is the same as assigning any other contact, but with the extra step that not only is the contract assignable, but the owner financing is also.Alternatively, you can create a special purpose vehicle (spv), essentially a Limited Liability Company as a “clean shell”, and enter into the contract in the name of the LLC, with the LLC as the recipient of the owner financing.  

I have a section 8 recipient so my situation is a little messy but would love to hear your experience!

A grant is money funded by private entities and the government that is not required to be paid back by the grant recipient.

PPS On the *income* side I am aware of the IRS guidance asking that if i receive a 1099 for rental income that I send the co-owner a 1099 for "nominee recipient adjustment".

Or are you speaking about welfare recipients in Canada? 

@Connor StarkIf you do a "blast" text and don't have the recipient's consent to do so, you won't have a real estate business very long because all your rent money will go towards paying TCPA fines.
