Money shouldn't be a problem as long as the #'s make sense.We'd need to know a few things:total square feet you're buildingWhat do you estimate the subterranean garage will cost alone (may be prohibitive)What's you estimated sale price per unitYou can construct a little cheaper than that cost per square foot, but I've seen garage plans like yours time and time again get nixed because the cost and extra time to construct takes much of your profit out.

For the 'retail' tenant, this will also be a big problem as even fully able-bodied young people simply do not like using the stairs.Commercial like any other domain has a learning curve (and you never know it all) so keep researching and learning.Good luck,Oren

I do have long-term tenants and have an average turnover rate for my area.Real life story explains why I do this - tenant "Randy" is a problem, a big problem.
