@Eric AndrekopoulosWhen you want anonymity and/or outside liability protection.If you get a judgement against you personally, it won't attach to your property if it is titled in a trust with a trustee other than yourself.

To reiterate above, the variable rate is not the issue, it's the attempt at new terms with punishment attached if not accepted.FWIW, if I recall correctly from 5 years ago, my loan officer casually mentioned that the loan will be "in-house" which I understood him to mean is not a federally backed loan and they are lending directly, but I didn't ask for clarification.Maybe my loan address was included by mistake for this mailing because of that categorization, but still, gahh.

Not only that but when you are in a portfolio loan and would like to for example sell one and break it out then most lenders will want to be paid back 120% of the balance attached to that piece of property back into the principle of the loan

I think in general what could be happening is that there is some sort of "preferential attachment" where the best deals, the most houses, go to a relatively smaller amount of people a part of the right firms or have spent many years building contacts and expertise.
