Should I just have her call and say "hi im calling about the property at 123 main street and was wondering if you have any plans with it yet, we have helped many people deal with unwanted properties ... etc etc etc" PLEASE AND THANK YOU :) 

. - As far as listing properties, I would suggest Zillow Rental Manager, but you might also consider other sources as well as posting a sign on the front yard - although I typically DO NOT do that because I'd rather get someone that is used to working electronically and I also don't want to draw unwanted attention to the house/property.Hope this helps give you some ideas.

Hi,I think you are right, you should organise your own credit and make sure that your reports stay clean, BUT do you have any idea how many people don't do that!!

I think you'd be wasting your time and possibly opening yourself up to unwanted critique from your tenants.
