The FF rates in my zipcode are higher than I expected and their quality is less than what I'm bringing online! 

Does that inconvenience cause them to ding you when they leave a review? 

It never ceases to amaze us how at one for example, we peak at $400/night with solid 5 star reviews.

An instructor can make it better, but most are online now anyway.

Now when your agent actually does the release then they send it to the listing agent and its is the listing agents responsibility to forward that doc to the sellers we do this all the time via docu sign or hello sign or whatever on line document system the local MLS uses.. somehow you seem to have this backwards..

He promised to send me properties to review, but never did.  

They will show the property, send applications, review them, and review the applicants with you, and draft a lease and any necessary local docs needed for rentals. 

You get tied up in court and every deal you've ever done gets reviewed to see if there are any other "fraudulent" transfers.

I really believe that we live in a time where all the information you need to do just about anything is available for free online.

If you want to understand 5-year outlook, I'd look for multifamily construction data in your area to understand what level of new units is and will be coming online in the near future.
