I’m not trying to be an ******* but dishing out $4200 for something that had a chance to address before buying the house is not something I’m trying to do.

It's probably broken furniture, dishes, disposable razors and tampons, a stained mattress, a framed poster with an out-of-context Bible verse intended to make the Tenant feel like she's a winner, etc.

Dish washers, under sink leaks, faucets, running toilets, are common, should be fixed prior to any new tenants. 

You may get some visiting family to the university so for the best rental I would furnish down to dishes and towels. 

Trash never taken out and dishes piled up. 

The reason I asked the questions was because a prospective tenant did not like having to come up with $900 x 2 for the deposit even though we offer 1 month free and I told her next payment would not be do for 2 months.This is rare, usually we don't receive this resistance but it made me think it might be a lot for smaller/newer businesses to dish out.

Start with dish soap like Dawn and warm water, then follow up with a paste of warm water and baking soda. 

Additionally, H mentions that G doesn’t wash his dishes and has broken other people's stuff.H has confronted G about his behavior, which caused an argument.

The Dad says he wilk be getting a job as a mechanic and the mom says she will be washing dishes at a restaurant.
