Hi Matt, I find this is where it is helpful to have a clearly defined and memorialized set of qualification criteria (credit score, "x" times rent, no evictions, etc.).

Here are a couple take-aways for you.Consider offering MTM leases in the future, as you can more easily disentangle yourself from someone whom is not fitting in and messing up the feng shui.It wasn't required this time, but every time you have a "conversation" with a tenant, always memorialize it in writing by sending a letter, restating what was discussed and the action steps that were agreed to be taken.

To refresh my memory, I looked up my city's form again and they have a section on the owner's affidavit for property managers, co-hosts, etc where the owner fills out (see bold text).

if my memory serves me correctly, you can still do short term in NYC if the term of the stay is above 30 days(I believe)....
