You always have to be cautious but I feel like BP does a pretty good job of weeding out 'bad actors' as one might call them. 

The state would consider the tenant responsible if the LL can show the pests were brought in by the tenant intentionally, maliciously, or through irresponsible conduct. 

It's tough to invest in a market that you're not familiar with and there are no some bad actors in the out-of-state turnkey game.

With such a low barrier to entry, it attracts a disproportionate percentage of bad actors.

By keeping the damage to "rich" ppl the politicians have hedged their bets bc when some nefarious actor comes alone with a scam syndication and walks off with all the LP's cash, the headline risk is low.

I’ll never stop doing what I do for work (actor/writer), but I typically have a fair amount of downtime.

The renters in these properties have been there at least 3 years maybe longer and I have not had trouble with criminal activity or malicious damage. 

and there are lets face it there is some pretty bad actors in the sub too space.
