Rural is great, because folks love large lots and neighbors that aren't as close.Also, we're 8 and 11 mins to the 2 major interstates, so it's a bit "rural" but isn't 30 mins from primary shopping by any means.Rural can work if you're close enough to major metros, shopping, banking, etc but you have to be sure you're buying right and can easily resell should the need arise.

It cash flows after accounting for things like vacancy, preventative maintenance, etc.Some pros/cons of Mableton:Pros:(+) On the "path of growth", surrounded by other cities in the Cobb with higher median household income and property values(+) very convenient location, it is under 25 min drive to all the "happening" places in ATL: Midtown, Downtown, Truist Park, and you don't need to take Interstate which can get jammed up pretty quicky during rush hour(+) diverse demographics, my block is about 1/3 Caucasian, 1/3 AA, 1/3 Hispanic, this helps you attract a diverse profile of renters.

Valley and Rose Park--driving up demand and prices in those areas.To that point: I just did a zillow search for single fam houses under $500k inside the interstate "beltway" (N of I80, E of I15), and there were a grand total of....get ready for it.....THREE houses!
