Your best bet is to go there on an evening and see how the block looks then. in a way you are fortunate because these are the summer months and you can get a good feel of what goes on around that house. if you see a lot of hanging around on porches or a house with a lot of traffic (foot and car), proceed with caution.  

We don't all walk perfectly at first but seem to get the hang of it along the way.

If you opt to stage the apartment hang a few black and white prints and add a pop of color.I guess just choose something that looks good with the flooring and the lighting in the room and stay away from crazy colors.

that is amazing. sad you'll have to tear it all down, it should really be a museum exhibit. but yeah, no one wants a bathroom that crazy these days. i see a hanging swag light in there as well. my goodness!

After 3-4 months, I think you'll start to get the hang of it by reading here a lot.Later you can buy a new porsche like me and laugh at all the college snobs who think theyre better than everyone else and doubted you, yet they make as much as 1-2 burger king workers after accumulating $50,000+ in student loans (my favorite tactic was to post pictures of it online with me in it and then proceed to give them facebook pokes to force them to look at my profile, and then ask them what their experience with V12 engines have been like because im planning to purchase a new ferrari next year)

But maybe that's not possible and I just need to cash out now for whatever the market can bear.I'm also OK with hanging onto it for another year or so for rental income if I can find a good property manager to take over the day to day rental management but I'm worried about getting locked into a long term tenant with Berkeley rent control laws being so strict.
