And you don't have to be licensed to do it this way so it is not just for agents. i know you would like a lot more detail but this may get your thoughts going in a different direction.

I don't like that I have to email my realtor to change my parameters, or that they show special info for agents that doesn't show up on listings for clients.

I used a negotiation company a few months back but did not have any luck as they mostly did their work for agents and not with investors.If you are looking for a company to outsource to I would recommend you find someone on these forums that worked with investors before.
