Getting started short sales in NJ.

Hello everyone! I just joined this forum cause it seems like a good place to be. I am a NJ re agent Ive done short sale flips with investors and for end buyers and Im looking to start doing short sale deals for my self. I have the leads coming in but I need to know how to set up land trust or option contracts, what to do with them. So many places on the net to spend money with out knowing exactly what I need. I understand how the transactions works, I just need to know how to do it myself. Can any one point me in the right direction?
