Have you all encountered this in Florida before?

The pet fees in my experience do outweigh the damages we have encountered which have always been slight. 

I purchased a package of 22 SFH's last March, when I thought rates would go lower (they've gone higher). 

Tasteful furniture package included.

In particular, I'd suggest asking those folks about what types of challenges they encountered, lessons they learned, and mistakes they made with OOS REI ...It's a lot easier, safer, quicker, and cheaper to learn from other peoples' mistakes than to make your own...Good luck out there!

Most jurisdictions require a GC if you're not the owner, and on a new build you'll need someone to be there for inspections, etc. which if you're flipping without a permit you probably haven't encountered that.

I house hacked with 4 roommates (at one point split my bedroom and had a 5th roommate) and it wasn't fun, came home and had to deal with issues, fixed problems, had some awkward/difficult encounters, but it was all part of the process and well worth it. 

What recommendations do you have in putting a proper investor package together in order for other investors and lenders to be able to analyze a deal and make a decision?
