Submit doc's 3/14 and pay deposit. 4/5 get email asking to resubmit(she cant find docs) and do same day. 4/9 says she needs to do an extension, charges me $75 extra, and I pay the 2nd half of my bill.

Additionaly I think about, knowing my own risk profile is certainly essential, but very difficult to determine aspects of the third parties syndicator/dst risk profile, since part of what is built into those type of investments is the capacity for operators to change course in one way or another (yes, with some exceptions in the docs).

@Mohit Arora to gain some piece of mind in this same situation, I drafted a "Holding Deposit Agreement" document that is entered between the potential tenant and I.The purpose is to use the deposit to hold the rental until the lease signing and transition this Holding Deposit to a Security Deposit once the lease is signed and all other move-in funds are collected.You can message me privately and I can send you the doc I drafted.

Having that consultancy could be huge, I would look at a SBA loan from a local lender or who you bank with or a credit union.You could start this overseas but most likely you would need to sign docs in the USA.
