So I closed on on the property last Friday and discovered in my closing disclosure I was going to PAY for Title Insurance, Settlement fee, title search fees and lean search fee which racked up about another 1k on top of my 15k of commissions. when I questioned why I was paying this my realtor said it that is this was normal practice for the seller to pay this??

Since there's a disclosure form specifically related to the seller's obligation to disclose...I think your best bet is to just have a long enough period of time and do your own DD.

The core issue is about agency and who the agent represents during the transaction and fiduciary duty.The agent should have given you an agency disclosure form up front stating who the agent represents.Without a contract, the disclosure should have checked off "in the interest of the: [x] Seller as [x] Seller's agent."
