Now that I'm more comfortable with real estate investing, I'm working on setting up a jointly owned remodeling syndicate and using the dividends to buy personal rentals at a faster pace. 

Then after a few years you can't keep up the breakneck pace and you start wearing down if you do not put systems into place.

Since we are getting such a great start with these 2 duplexes, we want to keep up the pace.  2 questions:1.

When the market began to crash in 2008, demand for some assets disappeared immediately while demand for others continued at a strong pace almost 2 years. 

We also buy rentals to grow at the pace we wish!

Just keep on networking, and eventually, you will meet enough people in person, and gain enough knowledge to get after it at an exponentially quicker pace! 

@jeremy pace So I talked them down to the 180k  20% down finanacing 135k 30yr @4.3 interest Piti will be 1127 a month.
