That brings more negative pressure on neighborhoods and the market in general but, more importantly, it cuts the heart out of the urban/suburban blight recovery (i.e. puts me out of business).Initially, I considered these investment companies as typical wholesalers (which are good for rehabbers because they bring them deals) but unlike "typical" wholesalers they want to make $10k to $15k on each house instead of $2k to $5k a "street-level" wholesaler would expect to make.

I understand that you pay the heat and want to save money, but hot water baseboard recovery time is quite slow, and depending on the thermostats differential/ heat anticipator setting, with a 71 degree max it may get down in the mid to low sixties at the bottom of the heat cycle.
Jon K. If you're paying utilities, what do you set the thermostat at?

David, I considered separating out the heat on my 4U, but realized that the cost recovery wasn't between providing heat or not, but in the error or difference between what I added into the asking rent for heat and what it actually cost.

I would be paying cash, and then looking to refinance later.Comps are hard to determine, because the area is very block-to-block, but I think that if the property were fixed up, it would sell for closer to $90-100k.I'm an athletic guy, and I feel comfortable walking around at night but wouldn't want my friends to live there.Layout is one 2 bedroom apt, and two studios.
