Hey @John FriendasI have purchased 4 of my Co-Living (rent by room) properties with DSCR, 1 of them within the last few months.Not that I necessarily recommend this, but there are short-term-rental DSCR products.

The answer is yes, but it is generally found when the owner is also living in at least one unit (aka "House Hacking").

The reason to have comparables is if you are representing someone or perhaps purchasing a house for yourself to live in.

I have legal background, billing, office and executive assistant type experience, and now many years of marketing experience as well.

Both of those websites charge the tenants more than $25 and we require all adults living in our units to pay and fill out an application. 

Living trust does nothing for anonymity.

Because if you need to live off the cash flow what you're really looking for is a business. 

Having a property management company seems to be a good option for me since I am living out of state.

Additionally, young adults are living together with no intention of marriage.  

I noticed their business is listed as an LLC on their Zillow profile, and we also found that they have a few other unrelated LLC businesses that didn’t seem to work out for them over the years and were short-lived.
