Even if you do not have VA eligibility (non-veteran) you can still assume these loans if the seller allows their eligibility to transfer with the loan!

The plan is to put the property in an LLC at the onset (I heard this was easier/better rather than putting in personal names and transferring after the fact).I was given the following rates.30 year fixed: 6.875%. $5255/mo15 year fixed: 6.5%. $6969/mo10/1 ARM. 6.5%. $5056/moWe currently have a 15 year fixed on our primary home as we wanted to go into retirement debt free on the primary home.

For real estate specifically, it depends, in many instances an LLC is not required but ok as long as done properly (properties are bought in LLC and not bought and mortgaged in your name and transferred).

I did a partnership deal already and had created an LLC and operating agreement because we were told we could transfer to the LLC but then the bank went back and said not we can't.

As Texas doesn't require licenses for GCs, I'm not sure how this will work as I don't have a license that could potentially transfer over.
