The guy that rents the garage does not live in the apartment upstairs, he texted me today and was really upset that mold was on his belongings (wood chairs, tools, bedroom furniture, etc).

What it boils down to, is that tenants do not follow the instructions in the lease.1) They don't run heaters.2) They have furniture pushed up against the walls.3) They don't ventilate the units (some are SFH and some are multi-family)So here's my solution:When their lease has 60 days until expiration, I will pay a handyman to do an inspection.If they are not taking care of the unit, or they allow mold to grow, I will serve them a 60 day notice to vacate.

I am committed to testing the short term model this week through the summer, as I've just dropped about $5k on supplies/set up for it, hahahaha (all a write off)  I'm just testing the short erm/ corporate rental/ vacation rental model on a few units. out of about 30 that I manage in this area.I'm setting up beds, furniture etc this week and hopefully will have some rentals open this week.I'm attempting to do corporate (mid term 1-12 month furnished rentals) as well as testing the Air BnB concept.If any locals who do Air BNB on asmall or large scale want to help for service, Or if a local newbie wants to meet up and help me move furniture, clean and set up these units let me know.

Unless you are doing an executive short term rental or have extra furniture laying around, I would rent it unfurnished.
