It'd be great if I didn't have to stretch it out to 2 years just because how much I'm itching to take off, but the future is always unpredictable and I should definitely be good financial standing before I get ready to take on this journey. 

I know you're itching to get started, but slow down and do it right in the beginning, that's my free advice.

I've been doing wholesaling for a bit, but I really really want to get my first property. but I don't have any money for the downpayment. I make good income and my credit score is below 700 but above 620....

I would actually almost prefer this for one of the units because I can see the potential it has and I am itching to get my hands dirty for it.  

Here's my story in a nutshell: I am a long time lurker and third time poster. lol I own a SFR that I recently rented and I am itching to get more. 

I can use someone just like you as I am pretty new as well (about 6 Months, but 6 months of all in, reading a lot, watching tons of videos, meeting everyone I can, looking at properties, building relationships etc)  I have learned a lot and I am itching for a deal and that can be bad.  

At this point in my life, with a family and a great job, I'm feeling the itch again.

and have an itch to dive in.

I've got the itch to scoop up some buy and hold, and I've been noticing some properties in Warren county that are priced well and seem like they would cash flow sufficiently.

I'd even be happy with a 25% return on that money.If you cant tell i'm itching to leave the rat race and work for myself.
