So you have three choices, (1) engage an attorney to draft a contract specific for the property you’re attempting to wholesale or a generic contract for any property you’re attempting to put under contract, or (2) purchase and download a contract from one of the numerous on line legal sites, or (3) utilize the commercial improved property contract provided by the Texas Association of Realtors ( note: if you’re not a member of the association and a licensed Realtor using their contract is a copyright violation, however; the chance that the copyright police will arrest you is extremely small).

While you probably will never get it back from the Tenant you should check with your local police dept to see if you could have them arrested for intentional damage.

Credit pull and background check.. the one's who say no problem and check out you at least have a straight shooter .. others will just go away.. and some will have something on there.. like got arrested for smoking pot in their late teens or something non critical like that.

we've evicted a tenant ( total nightmare) upon finally entering the condo after 12 months we've discovered that the tenant has been in prison in another country and prior to being arrested turned the condo into a nightclub( weird right).
