In a previous Florida home I had termite issues and they seem to be hard to detect in an inspection.Any ideas/ advice/ things to look for when purchasing a home like this in regards to termites or anything else (plumbing?)

So they are financially misaligned on long-term performance (and I think this is why there are so many people who have had bad turnkey experiences) And, as someone who has done lots of rehabs directly myself, I have seen hundreds of ways that turnkey operator could take shortcuts (to the detriment of the investor but beneficial to their bottom line) which investor could never detect (or not until years later when it's too late).

At best maybe you hire some outsourced help to do the work for you, but beyond verification of tenant employment/pay through a (now defunct) service called https://tenantify.com I’ve rarely found a better solution for screening than playing detective, asking questions only a former landlord would know, showing up to see how a tenant lives now, and all the other tips other folks here in the forums have long shared.

Don’t tell them what they are doing wrong or they will smarten up and make their fakes harder to detect.  

You can buy an 8-camera wired system with DVR from Night Owl with motion detection spotlights that turn on when the the camera senses motion in the nearby vicinity, night vision, HD resolution, for somewhere around $300.

I have done a thorough walkthrough of my property and have detected no leaks as of now, but we have not brought out a plumber yet!
