What is it that you look for in affiliating yourself with an office, etc.

1 You start an LLC.  2 Fund the LLC with the money you need for earnest money.3 The offer is made by the LLC, with you as the representative member of the LLC4 - If the offer is accepted, you sell the LLC for your assignment fee plus the earnest money you put up5 - The LLC closes on the property with the new owner of the LLC as the new rep6 - You get your assignment fee from the sale of the LLC7 - You are no longer affiliated with the LLC8 - There is no paper trail to your assignment fee that is visible to the seller. 

Any time I assist anyone within my circle of closely affiliated colleagues, I always establish a compensation structure upfront beforehand to avoid any awkward conversations down the line unless I already decided to volunteer my time.

If you go to the website of many of the larger private/hard money lenders, which you can find through Scotsman Guide, you’ll often see a link to become an “Affiliate.”

Steve, exactly I would,  IF i was a betting man,  bet that many that are out there getting Portfolio loans may not fully comprehend the covenants  or the covenants were glossed over in their excitement to take on that kind of debt..

I am not against having our accountant run the numbers but would like to comprehend and give it a try myself, but it sounds like there a lot more factors into the calculation than I thought originally.
