Should I hire my handyman as my property manager?
21 November 2015 | 20 replies
Before I do, I'm curious if anyone can think of some examples of what could go wrong if the handyman were managing instead of the management co.As far as what could go wrong by hiring someone untrained and unlicensed to do your property management, the list could be endless.

The neighborhood is houses that were built in the 1950's but they decided to build a street of houses in the 1990's within the neighborhood so when looking around it really throws comps off to the untrained eye such as myself.

The builder appears to be fairly large and reputable to my untrained eye, so I'm suprised that they would have such one sided contract that I can't imagine anyone signing.

However, to the untrained, it will be difficult to determine what all of those costs are, and even more difficult to apply them according to the rules set forth by the IRSPlease see the IRS guidelines of how to prepare a quality cost segregation study https://www.irs.gov/businesses/cost-segregation-audit-technique-guide-chapter-4-principal-elements-of-a-quality-cost-segregation-study-and-reportThen you'll need to ask yourself is it worth the hassle, and expense.

Determining cost/damage of water before making offer?
16 June 2019 | 7 replies
There's no indication of water damage inside the house/ceiling, but I'm worried about damage that an untrained eye can't see...like wooden beams rotting.I'm trying to figure out how to go about estimating the cost so that I can make an offer on the property, but I don't really know what the extent of the damage is without having a professional take a look.

It is not the agent's responsibility to know what repairs are needed! Really?

I agree, but I don't think anybody is asking the listing agent to perform a house inspection for them, just provide a good idea of what they're dealing with so they can decide if they want to move forward or not.To the untrained eye, a missing dishwasher may seem about the same as a missing A/C condenser (after all they're about the same size, right?).

When I looked through the complaint it appeared to my untrained and non-attorney eyes that Jeff Raudabaugh did not seem to try and fight the prosecution in court.
