The reason is that heating costs are very unstable here in the US and tenants can use the heat as a way to punish the landlord if they are mad.

Other thing I'd like to mention is that the owner has another comercial property right next to the one I like and he has not rent it nor sale it in a whole year.This makes me wonder if it's a good idea, maybe small business are unstable so my investment will.What do you guys think?

Simple calculation - average rental period for the area and "good tenant" profile (in our case, for instance, in Japan, its 4-5 years in the singles' units we like most), take 25% off that time for unexpected downturns (or more if your area is notoriously unstable), and work out the percentage 1/2 or 1 month rent income is of that period (in our case more like 1-2 months).I think, in the vast majority of cases, and particularly if you work out how many empty months bad screening or management can cost you, you'll see there's no doubt as to the financial gain potential a good PM or tenant placer can be worth.And that's without even taking into account the personal toll of time and resources spent when you do it all yourself...

The reason is instead of steady college degree type jobs the type of tenant is more unstable with income working 2 to 3 jobs or lower end professions etc.So I would ask what you goal is with this and how much time you have to invest in such a property??

when you have unstable tenant base in the low end.. and they don't pay the PM does not get paid then has to answer to the owner and do the evictions etc.. to me is more akin of Asset management like what banks have to pay in other words only way I would personally own a PM company that worked in that area was on a fee per month REGARDLESS of if there was income..

Google "old ammunition" because anything with explosives in it can sometimes become unstable with age.I've seen a couple of news reports over the years where people found old sticks of dynamite in their home (put there before people understood the risks involved).
