If you find a mentor the old fashioned way, they aren't going to be a grifter or have ulterior motives.Just keep putting yourself out there and tell EVERYBODY in town what you are looking to do.

I just wanted people to think before providing information - there may be some ulterior motives.

I would be a little alarmed if a seller proposed that to me - concerned there is an ulterior motive.  

He or she is obviously working with you out of some thinly veiled ulterior motive.

If the deal falls apart, you can rest easy that you didn't compromise your financial situation by giving in to others that have ulterior motives.

Only you can gage if he has ulterior motives for helping, and some people fall over themselves trying to 'help' if they think there's a buck in it for them.

Instead, look at one or two landlords before that because they’re less likely to have bias or ulterior motives.If you already have tenants who can’t pay, consider giving them a voluntary exit strategy.

If the guy won't budge, maybe he's not the epic mentor you think he is, or maybe he has ulterior motives, or maybe he didn't buy it at a good deal either and he's not someone you want to learn much from anyway.
