It is such a unique property in unique location comps dont even come close to comparing...How do I put A value on it,,cant tease the city and say how much you give for it and sell it to another.They get ticked off they can find a thousand problems till they run out whoever owns it.

Then, during the $500 workshop the guru spends 10% of the time teasing you with tiny bits of information and 90% of the time trying to sell you on an advanced course for $10,000 to $20,000.You can find too much information on the internet, FOR FREE, and you can get really serious and honest advice at real estate clubs where nobody will ask you to pay money for their help.Don't try to force yourself into a business or market niche.

Of course, we'll also need a way to see if those estimates play out in reality and aren't all just wildly off - so a feedback loop comparing estimates with actual bills will be a huge part of the challenge.A complicated problem for sure, but something we are teasing out!
