In SA I have a very tight connection at the military installation housing and one of my potential plans is just to somewhat cater to covering STR needs for transitioning Soldiers, this should keep me in a decent standing profitting and goal is to save up for either a MF or a home or two there for rentals.

In most scenarios, military towns are cashflow markets therefore, it's easy to charge a bit more for rent (depending on the Soldiers BAH) and build reserves that mitigate the risk of high turnover.

Why don't you just use your VA loan and buy one when you're in service.I have soldiers who actually when they have barracks assigned and still doing this (although it's hard without BAH).
