I pulled a list from my county of all code violations from the past year and had them all scrubbed by a freelancer who created a spread sheet with all of the homeowners info to mail to.

Also, it’s in the same format for every county so it takes the mystery and difficulty out of scrubbing the data once you download it.

I personally scrubbed each lead on my list because I didn't want to waste any money on properties I wouldn't be interested in (i.e, the property is in a bad area of town, near train tracks, etc.).  

Not only does it make the house stink, but there's a lot of extra labor involved (i.e. washing/scrubbing walls) whenever it's time to repaint. 

Or are you buying an equity list and then scrubbing your pre-foreclosure list to determine who you're going to mail? 

The next list is my Super Lead List which is a combination of multiple lists and intense scrubbing.  

I knew my target market was the University of Maryland Medical Center as I observed people in scrubs wandering their way to the block adjacent to the block where I bought.

We got our list and are going to start sending out mailers soon once I'm done scrubbing it down.
