Any recommendations on how many rental properties per LLC?

@Ajay Bodas Transferring a 1031 exchange property from a revocable trust to an LLC can be done, but timing is crucial to avoid IRS scrutiny.

Not one single strategy will work for every property. 

It has seen steady appreciation, and multifamily properties can provide strong cash flow.

Do you have any types of properties for rental (SF, 2-4 MF, or 5+ MF)?

I am just out side of Elkhorn, WI and selling our property the is 5 blocks from the lake.

The wrong tenant can lead to non-payment, evictions, and property damage.
