On my flips I usually get really low cost drought tolerant plants, maybe irrigation if they're fancier like palms and then DG everywhere grass would be, mulch for the planters or perimeters if some contrast is wanted.

I've gotten a few estimates on the exterior paint ($2500) but not on the landscaping (I don't have sprinklers; 2 planter beds with some palms and weeds), and no sprinklers in the backyard either.

I have two neighbors, one who doesn't like the idea and claim that we are intruding their privacy by actively maintaining the garden while the other neighbor saw what we did and added planters on the hill side for planting vegetables.

Retake the exterior photo on a nice sunny day (or edit to be brighter), adding a couple of planters by the front door with colorful flowers would be nice.Create a Postlet ad, and make Craigslist the primary location.

Aside from that, forming a separation between the two units in the front yard (via small fence, rock/gravel strip, or small planter) as well as adding a lawn and hardscape walkway to each front door would help a lot.
