You'd have to look at proximity to panels, metering, etc there too as you'd have some load (copper wires) to likely pull.It typically costs a lot more to heat using electricity vs NG, so I guess you'd be passing that along to the tenants?

We have self-manged properties in LLCs and in our own name. 

I've yet to hear anything good reviews about using a PM but don't necessarily have the time/desire to mange my own property, despite being local. 

I would not be opposed to managing it myself for the short term but like you said, w/ prop. mang.

Now restricting the investment options of people who have been licensed to trade, advise, and mange other people's money seems doubly foolish.

I have a full brokerage of agents and mange close to 1000 rental properties.
