Some may be fully rehabbed by those that are in the business of buying and rehabbing homes were many investors buy these as well as a sprinkling of homeowners.. no mystery too it.if they are sending you properties that they personally owned or are owned by the Holton company and they are fully rehabbed and they are going to manage then that would be coined a turnkey operation.its my understanding they don't do that so I really don't know though.. maybe they have morphed into buying their own listings.

There was lots of mystery when I got involved and I hope this can clear things up for you. 

I am a curious persona and always ask "why" and "how" and when the above number was posted with such a mysterious comment and no explanation I had to go looking for what it meant. 

Pedro,It's no mystery, to maximize profits you'll need to run a tight budget and yes, it's all over the place.  

Also, it’s in the same format for every county so it takes the mystery and difficulty out of scrubbing the data once you download it.

Plus you can pull some deeds as there sometimes is a mystery to untangle about exact ownership.

That said, the IRS does work in mysterious ways sometimes, so maybe @Steven Hamilton II   can provide a more educated opinion?
