What are you looking to achieve in the short, mid, long term?

I like to focus on the Mid-South and Midwest regions, particularly states like Texas, Arkansas, Tennessee, Alabama, and Oklahoma. 

We had hoped to rent our house for short-term or mid-term stays.

Does anyone have any referrals for property managers in the Los Angeles area who specialize/ have experience in mid term rentals? 

We’re considering whether to do mid-grade updates and rent it soon if we can find a good next property though acquisition and ongoing costs are a problem.

I’ll see how the numbers work with very little off season occupancy and see what the mid term rental potential is during these months.

You could go the house hacking route with buying MFU, etc.It MIGHT be interesting if you are a traveling nurse to turn your house hack into a short term or mid term rental while you are gone.

We had a unit that was ready for open house this mid November that took 4 open houses to get a tenant moving in Christmas day (i know strange move in day, chose by the tenant).  

East end,  West Little rock, mid town, eagle mountain, Chanel and Pinnacle mountain area are fine.

It didnt affect the loan because of the divorce decree, but it completely wrecked the borrower's credit score - dropped it 130 points from high 700s to mid 600s- because the mortgage still reports on his credit report and was showing as a mortgage late.
