I can talk to you about what it takes to get in shape, but you have to actually get off the couch every day, get to the gym, work out in discomfort, and do it over and over again.

We are sandwiched between well known hot spots and its an ideal location for someone who wants to explore the beach life or any of the down-town areas nearby (Los Angeles, Long Beach, Redondo, Manhattan, Southbay Etc), new build with modern amenities, washer/dryer in unit, full sized fridge, dishwasher, professional range cooktop, queen bedroom, full standing shower, large kitchen, full sized couch in the living room, private front patio. 

When considering house hacking, the key is to determine two things: how much you can afford and how much you're willing to sacrifice.For instance, it's much easier to live for free through house hacking if you're willing to sleep on the couch and rent out all the bedrooms on Airbnb.

For my airbnb unit (the upstairs apartment in an up-down duplex in NE Minneapolis), I found a few really high quality pieces to anchor the rooms (living room couch and lounge chair from Room and Board, and a pull-out sofa sleeper from West Elm).

Another option that can allow you to market a higher number of occupants for your rental are pull out couches in your living room.

if you can somehow - you rent out all the rooms in a house and sleep on the couch or in the garage or something - that's fantastic.
