Don I think what most investors miss with these funds is the lack of liquidity as in none until the investment cycles or the sponsor wants  to pay out.. the idea that folks can have a need for money after the investment and the Sponsor should pay it out upon demand only works if there is a mechanism in the offering to allow that.

U want an attorney NOW to explain to you in detail the laws surrounding how the mechanics work.

We have a clause in our lease that plumbing clogs not caused by mechanical/material defects in the plumbing will be charged to the tenant, and if your lease doesn't have similar I would recommend such a clause.

It's always here, but I am caught ethically in my mind between protecting (some would say overprotecting) new investors from obvious pitch mechanisms and trying to get these posts kicked or saying, if they can't see the reverse trolling, it's out of my hands.

But if seller was in such financial straights to have any risk of doing such, I wouldn't recommend getting into a C4D, there is other mechanisms of potential. namely, assuming the mortgage. 

The threats of leins were not working, as truthfully I had no idea how mechanical liens worked at the time and would just contact a lawyer who did understand them. ( I since have, a lien was placed and it was fraudulent) He began to dismantle the electric after breaking into the breaker box.
