Putting a window in tastefully, and doing hard coat stucco that ties into the rest of the house could really make it a winner, and if the home is brick, stucco could work great if you paint the brick the same color with masonry paint. 

I've never contracted out any work for my home and I wanted to make sure i am getting a good rate for some masonry work I need to have handled.

Is this a wood structure, metal structure or masonry structure; as this effects the level of design work needed.

Sometimes, something like a hairline crack in concrete or masonry may be a simple fix with very little cost, but some of the other issues you're listing can easily run into several thousand dollars and will really eat into (or wipe out) your profits.

But then they say things like "You need a masonry guy" or "you need someone who can excavate", blah blah.  

Do you need masonry work or are they wooden or metal?

The only advantage I can see to individual sheds as opposed to self storage steel and masonry buildings is that you can scale slowly, by buying new sheds only as you need them.In every other way, cheap wooden sheds are going to be inferior to a storage building, and that will probably be reflected in the rent you can charge.
