I've heard stories of online auction sites where the seller won't actually accept the highest bid and they will repost the listing multiple times in an attempt to get others or yourself to bid higher, so don't expect your offer to get accepted the first couple times.In my case I was on the luckier side and didn't have that issue.

i feel like i need to get the experience to buy, fix, and flip as well as be a landlord to decide which route to eventually focus on. i think i'm in a luckier spot than most because my dad is a licensed/bonded/insured general contractor here in illinois having worked on small local commercial properties as well as residential properties.

If we were a little luckier with the weather we'd have more exterior work done and likely be insulated and starting drywall right now.
