Mailing/emailing a notice to "start the clock" doesn't cost much and should be done to NOT lose time if tenant doesn't pay.

In some places there are a few days grace period to allow for rent that is sent via mail (which I don't get because if it is due on the 1st, plan ahead). 

Oh and it's even more fun when you get a surprise package in the mail with fun stuff and apparel! 

Start mailing and skip tracing some small multi-family properties and keep at it.

Since both lots had the same mailing address, this was the address used by the foreclosure attorney when posting the sale.  

Just send the notice by mail and be done with it.
