If we invest strictly for cash flow in the beginning, it will take a long time to build up enough capital such that the cash flow is sufficient to replace our active income.My own thinking was like yours at one time, but has evolved somewhat with the benefit of hindsight as well as some introspection about what kind of investor I am.

I have had a rash of evictions lately for non-payment and it has caused me to look introspectively at what I am doing or not doing when screening these tenants, that may result in me allowing bad tenants to slip through my screening process.Although I own lots of investment property, I wonder if I can't see the forest through the trees.

I believe life presents opportunities when 'one' is ready and willing to see them, that said I have done much introspection and have high hopes that a new path with new ideas and new revenue streams will allow me time to spend with my family and to teach when I want and not feel obligated to work every day in a a system that feels broken to me.
