It sounds like you might already be aware of this, but the only time you can put a rental property on a Schedule C is if you provide those "hotel-like hospitality services" that you mentioned, which means things like not just cleaning between guests, but daily cleanings during guest stays, and/or providing them with things like meals or entertainment during their stay.

I understand this is the way syndication works with multifamily properties because the operations are generally only a few people, however, in senior living, the operations are much larger and more litigious because we are providing 24-hour care, medication management, meals, transportation, activities, etc.

If our kids go with us and we drive to LA on a Sunday, all of our direct car related expenses are tax deductible even though the kids are in the car including 1/2 of the meals for my wife and I.
