Using criteria like price-to-rent ratio, pop growth, employment trends, and wage growth, relying on multiple sources (PropStream, Zillow, Rentometer, FRED) to calculate averages. 

When trying to analyse STR I try to use as many data sources as possible, AirDNA, Rabbu, Pricelabs and good old networking, ask around see what other investors are getting for their units. 

Or is the PM also sourcing the deals?

If section 8 pays $1,500 a month, then other gross income sources in the above example (if 3x income ratio is allowed) need to total $4.5k per month. 

If you’re just looking for money to fund deals and you’re thinking the source could be IRA money then it shouldn’t make too much a difference to you whether the investor uses their personal funds or IRA funds.

Meet ups could be a good source too since you’re in a big market.

Sources of investment propertys and yhield based upon a buy and hold strategy,I hope you can help me.Wow,Its been a while since I have been back home haha2+ years now lolIts too expensive IMO and many folks are buying high and hoping to sell higher.Hoping a property will go up in value is not a strategy.
